Boutique brokerage specializing in commercial, multifamily, and historic properties across Franklin County and the Chattanooga corridor. Fewer clients, deeper focus.
We focus exclusively on commercial, multifamily, and historic properties in secondary Tennessee markets — where local expertise creates real leverage.
Canopy isn't just a brokerage — we're also a real estate software studio. We build the tools we wished existed, then make them available to the broader industry. Our first product is BuyBox CRM, which we use every day to run our own brokerage operations.
Built by Canopy Real Estate. We're a Winchester-based brokerage specializing in commercial, multifamily, and historic properties along the Winchester–Chattanooga corridor. We started building software to solve our own problems — and realized other brokerages had the same ones.
Try BuyBox CRM free →Residential agents: if your client has a commercial property, don't leave money on the table. Co-list with Canopy and we'll handle the commercial side — you keep your relationship and earn your share.
A selection of commercial, multifamily, and investment properties we've represented in Franklin County, Coffee County, and the broader Tennessee corridor.

Canopy Real Estate was built around a simple idea: fewer clients, better outcomes. We don't chase volume — we take on commercial and investment deals where we can genuinely add value through local knowledge and honest advice.
David Janke founded Canopy after years in commercial real estate and technology. The result is a brokerage that thinks like an investor, operates with transparency, and knows the Winchester-to-Chattanooga corridor better than anyone.
Two experienced operators united by a shared belief that real estate is built on long relationships and honest counsel.
David founded Canopy Real Estate after fifteen years in real estate and technology. He began his real estate career as a Realtor with Crye-Leike in the Green Hills area of Nashville, has personally renovated numerous homes, and operated a high-grossing Airbnb in East Nashville before turning his focus to Middle Tennessee's commercial corridor.
Historic properties — both residential and commercial — and large, complex renovation and restoration projects are some of David's passions. Years of experience as a landlord, investor, and operator round out his perspective: he thinks like the people sitting across the table from him.
David lives with his wife Cindy in a restored historic home in downtown Winchester. Cindy owns Winchester Counseling Center downtown. Together they own ten properties within a mile of the square and are strong advocates of Winchester's beautiful downtown.
Before real estate, David spent several years as a Financial Analyst and then 15+ years as a technology and management consultant advising executives on Salesforce.com implementations across the globe — with assignments in Australia, the Philippines, France, and India. He holds both Bachelor's and Master's degrees from Belmont University in Nashville, TN.
Adam is an Affiliate Broker with Canopy Real Estate who brings a wealth of experience to the table — both as a principal on the investor side and as a Realtor representing buyers and sellers across residential and commercial properties. His perspective as an active investor gives clients an edge: he knows the math, the operations, and the long game.
Adam has deep experience as a landlord with traditional long-term rentals as well as short-term rentals (owning a number of successful Airbnbs), mixed-use historic commercial buildings, multifamily properties, and the beautiful Grand Lux Inn in Tullahoma, TN. He understands what makes a property work — and what doesn't.
Whether you're buying, selling, or exploring a co-listing arrangement, we're happy to have a no-pressure conversation about what makes sense for your situation.
